Land Purchase Agreement

This Land Purchase Agreement (“Agreement”) is made on September 2, 2025, by and between:

Seller: John Heacock
Buyer: Rebecca Honeycutt

1. Property Description

Seller agrees to sell and Buyer agrees to purchase a parcel of land consisting of three (3) acres, located at 400 Bowie Road, Troy, SC 29848 (“Property”). The Property is guaranteed by Seller to equal three (3) acres.

2. Purchase Price and Payment Terms

Total Purchase Price: $59,200

Down Payment: $2,400, due upon execution of this Agreement.

Balance: $56,800 to be paid in forty-eight (48) monthly installments of $1,200 each.

First Payment Due: Buyer may elect to begin the loan sixty (60) days from the date of this Agreement.

Prepayment: Buyer may pay all or part of the balance at any time without penalty.


3. Title and Conveyance

Seller shall convey good and marketable title to Buyer by General Warranty Deed upon Buyer’s full performance and payment of the purchase price.

4. Possession

Buyer shall be entitled to possession of the Property upon execution of this Agreement and payment of the down payment, subject to Buyer’s compliance with the payment terms.

5. Default

If Buyer fails to make payments as agreed, Seller may declare the entire remaining balance immediately due and payable or terminate this Agreement and retain all payments made as liquidated damages.

6. Miscellaneous

This Agreement represents the entire understanding between the parties.

Any amendments must be in writing and signed by both parties.

This Agreement shall be governed by the laws of the State of South Carolina.
