Land Included
In order to be truly be free need to own the piece of land for your home. Whether it be a Tiny Home or a Efficient Modular Designed Home (Better Than Stick-Built).
Depending on the terms of your financing and home purchase. You will have the option to own the piece of land for your home. No HOA, No Deed Restrictions, Utilities are Co-Op with no profit for operating. Most land is septic sewer with filtered well water. Electric is service lateral (underground) residential electrical service (The Local Electric Provider). The electrical connection is pre-wired underground. You have the option of connecting to alternate energy sources. You can connect your own solar panels, wind generators or back-up only diesel generators. We also provide alternate energy sources that are optional to local electric service.
Rural Mixed Use Agriculture Zoning and Unrestricted Zoning makes owning several homes on a divided tract of land possible.
All utilities, water and sewer are DHEC Officially Approved and comply with all local code requirements for water well and septic sewer installation. All permanent housing and buildings are built with permits and comply with all local codes. Even the complying with certain County Codes is optional.
All permanent housing and buildings are built on pier and beam concrete piers that are engineered and far exceed pier code building requirements. Even with a completely custom built home foundations must be pier and beam (this is not optional). Most custom homes built on a concrete slab can be built on pier and beam, up to three stories tall. The houses near the beach are built this way. It also allow significantly more ground drainage and in a high water event the structure is secure. Although optional hurricane windows offer superior damage resistance and act as a safety barrier as well. The thermal resistant properties are also superior. They reduce heating and cooling costs. EnerLux Windows offers outstanding custom window options that are energy efficient. Requiring 2x6 frame walls allows for significantly more insulation, also resulting in reducing heating and cooling costs. The walls are also significantly stronger than traditional 2x4 frame wall construction.
